STRUCTURE
 : R.C.C. framed structure with brick wall as per structural designs and drawings
SUPER STRUCTURE
 :

All external walls of 9" thick and all partition wall of 4-1/2" thick in brick/hollow block masonry.

INTERNAL PLASTERING :
Single coat in C.M. plastering with gypsum finish.
EXTERNAL PLASTERING : Two coats in C.M. with sponge finish.
FLOORING :
  1. Vertified tiles 600 x 600 mm size in drawing Hall, dining hall, living area, internal lobbies and kitchen.

  2. Laminated wooden flooring in all Bedroom

  3. Tiles/Marble-Mosiac on open Terrace at first floor.
SKIRTING : 4" vitrified tiles / wooden skirting as applicable
STAIRCASE : Nepalese Casablanca Marble or equivalent.
KITCHEN FLOORING :
  1. Black granite stone top 25mm over RCC base slab with S.S. Sink.

  2. DADO (Cladding): Ceramic/glazed tiles in toilets up to lintel level. Ceramic tiles up to 2' height in kitchen from platform level.
DOORS :

Medium Teak Wood frames of sizes 5”x21/2” with Kutty's or equivalent flush Shutters 35mm thick with one side Teak Veneer and other side painted.

WINDOWS : Window frames in U P V C and shutters with M.T. style fitted with plain glass of 4 mm thick.
MAIN ENTRANCE DOOR :

Best Teak wood frames as above and BT wood shutter 38 mm thick.

WINDOW GRILLS
 :

M.S. grills as per drawing enclosed.

ELECTRICAL
 :
  1. Concealed wiring with Copper/Aluminums wires with piano type switches of standard make.

  2. Main board with M.C.B. Light, Fan and plug points.

  3. Telephone points and T.V. points.

  4. Provisions for Cable T.V.

  5. Provisions for Central Electronic Security System.

  6. 100% Power Back up to 8 KW
TOILETS
 :
  1. All sanitary ware & fittings in the toilets to be in off-white colour of standard make.

  2. All CP fittings in toilets of standard make.

  3. Concealed G.I. pipes in toilets and kitchen.

  4. External drainage lines to be connected to main drainage.
PAINTING :

All interiors of the units to have white cement coating.

EXTERNAL :
  1. Compound wall - 9" brick wall in cement mortar of 6' on the three sides and front wall of 6' height including railings.

  2. Entrance Gate -M.S. Gate.

  3. P.C.C drive ways and passages.

  4. Cement paint of standard make on the exteriors of the unit as per color scheme from the architects. Landscaped pockets.

  5. Sloping parapets covered with clay tiles.

  6. Water proofing treatment in all toilets and roof tops.
